BMS provides secure, transparent, and trusted payment solutions to pay your annual front foot benefit charge.

Important Note Regarding Online Payment: To pay online through our payment processor DuesPayment, you will need your Account No. (which can be found in the top right-hand corner of your invoice) as well as the name of the private utility company (which can be found under “make check payable to” on your invoice). DuesPayment will ask you to “Select Your Association” during the registration process. This is the name of your private utility company on your invoice, not your community association. If you have previously made your payment through DuesPayment, the site may require you to reset your password for security purposes. If you are attempting to pay your 2024 balance prior to the due date, your balance may show as $0.00. Please go ahead and pay the full assessment amount noted on your invoice so we can credit your account. Thank you for your assistance and cooperation. -BMS Team

Forgot Username or Password: If you forgot your RentPayment username or password, please click here and follow the instructions to retrieve your username and/or reset your password.






Pay By Check:

To pay your front foot benefit charge by check, please follow the instructions on your invoice and send your check, along with the coupon, to the PO address noted on your invoice.






Pay through your Bank's Bill Pay:

To pay your front foot benefit charge through your Bank's Bill Pay, please use the name of your private utility company (which can be found under "make check payable to" on your invoice) as the recipient and use our corporate office address at 3420 Morningwood Drive, Olney, Maryland, 20832 for the recipient's address, not the PO box address on your invoice.

New User Account Instructions to Pay Online

Our team at BMS has put together step-by-step instructions to walk you through setting up your account on DuesPayment. Please note if you are paying by check or through your Bank's bill pay, you do not need to set up an online account. Please see below for the online payment set up instructions:

  • CLICK HERE to go to the DuesPayment Portal
  • Click "Setup Account" on the right side of the screen
  • Important: The next screen will ask you to "Select Your Association." Please select your Utility Company from the list of alphabetical search results by clicking the Pay Dues button to the right of your utility company. The address underneath all utility companies managed by BMS will say BMS Management Group, LLC 3420 Morningwood Drive, Olney, MD 20832.
  • Enter your full 12 digit Account Number without dashes or spaces. This can be found at the top right-hand corner of your invoice labeled "Account #".
  • Assign Renter: Please select the drop down under "Assign Renter" and select your name. If your name does not appear, you have likely entered the wrong account number or have selected the wrong association on the prior page.
  • Follow the instructions to create a username and password. Please note DuesPayment has very specific password requirements. Save & Continue.
  • Select Your Payment Method. Please note that for certain jurisdictions and communities, we are unable to accept credit card payments due to a recent change in the law and you will not see that option presented.
  • Enter your Payment Information and Complete Payment. If you are paying your 2024 annual assessment, your amount due may display as zero until after your due date. The actual amount due will not post to your account until after your due date. Please go ahead and make the payment for the amount indicated on your invoice.
  • If you are having trouble creating a username and/or password, please use the Support tab on the right side of the screen to contact DuesPayment support. If you are unable to find your private utility company or if you have any other payment questions, please contact a member of our support team by either completing the form below, e-mailing our team at support@bmsmg.com, or call us at 301-924-5600.
